Job Description:
Responsible for the overall safe operation and maintenance of
all mechanical, electrical, plumbing, and fire life safety
equipment within the central plant. The CUP Manager will monitor
plant operations, ensuring performance efficiency and compliance
with regulatory and safety requirements. Additionally, this role
focuses on meeting and exceeding operating goals, client
objectives, and customer needs. The CUP Manager will contribute to
the delivery of strategic and operational objectives through the
maintenance, repair, and upgrade of the central plant. This
position ensures a safe, productive, and efficient working
environment, essential to the performance of the business and image
of our company.The following statements are intended to describe
the general nature and level of work being performed by an
individual assigned to this job:
- Ability to respond to after-hours calls & emergencies.
- Supports the Senior Facilities Manager in making
recommendations for utilities and infrastructure renewal and
replacement.
- Develops scope, solicits proposals, and makes recommendations
for award of subcontracted work.
- Assists the Senior Facilities Manager in the assessment of
buildings.
- Drives compliance with all safety rules, guidelines, and
protocols.
- Drives labor and scheduling productivity.
- Leads by example promoting a positive work environment through
effective communication skills.
- Trains, develops, and monitors the performance of the
team.
- Assists the Senior Facilities Manager in talent succession
planning.
- Maintains professional and effective communications with our
customer, tenants, and subcontractors; treats everyone with respect
and courtesy.
- Other duties may be assigned.Minimum Qualifications:
- Extensive knowledge with HVAC, Chillers, Cooling Towers,
generators, switchgear, and pumps.
- Previous experience supporting labs/critical rooms
environment.
- Previous experience with bulk gas storage (N2, CO2) a
plus.
- Previous experience with regulatory compliance (SDCAPCDE, OHSA,
EPA, etc.) a plus.
- Sound understanding of engineering principles; thorough
understanding of buildings and systems.
- Minimum of 5 years supervising a team.
- Coordinate & Direct Operations: The ability to keep others,
up/down the chain of command as well as laterally, informed of all
pertinent information, including both positive and negative
information.
- Human Resources: The ability to address personnel issues
through communication and appropriate corrective action.
- Planning: The ability to set priorities, plan, and track
completion of work.
- Client Relations: The ability to establish and maintain rapport
with clients and potential clients and establish long-term
relationships.
- Communication and Influence: Requires verbal and written
communication skills to convey complex and/or detailed information
to multiple individuals/audiences with differing knowledge
levels.
- Performance & Quality Monitoring: The ability to monitor the
performance of self, subordinates, and subcontractors to ensure
quality services.
- Leadership: The ability to communicate and obtain a commitment

- Drive & Dependability: The ability and willingness to

working.
- Delegating and Directing: The ability and willingness to

ensure quality and timely completion of assignments.

- Software: Understanding of building automation applications,
Microsoft systems, and previous Facility CMMS systems such as Angus
